Types of Properties and Prices
We offer four types of properties at Pelican Eyes…Piedras y Olas – villas, duplexes, triplexes, town homes and luxury cabinas – and only a limited number are still available. Villas are independent, free-standing houses, duplexes and triplexes share one to two common walls, and townhouses are staggered two-story units tucked into the hillside sharing a wall with one other town home. All prices are quoted in U.S. dollars.

How many homes do you plan on building?
We expect we will have 80 to 90 total homes in Phases I and II. Phase III will consist of approximately 80 Luxury Cabinas and/or 1 bedroom units.
How soon will I take possession of my house?
From contract signing to turning the key varies upon location and size. This includes all planning, construction, furnishing, and detailing inside and out.
How big is my house?
All of the custom homes here range in size from 1700 - 2800 square feet with
ceilings up to 20 feet high. Each home is designed to take full advantage of the
best sea and mountain views.
How big is my lot?
Your house sits on land that extends at least 500 sq. ft. beyond the home’s interior footprint.Your lot is professionally landscaped for privacy while still allowing you to enjoy the spectacular views.

How is Pelican Eyes...Piedras y Olas related to the Fundacion A. Jean Brugger?
Pelican Eyes...Piedras y Olas Resort and Hotel was founded as a profit center to financially support the Foundation, as well as a vehicle to provide education and employment opportunities to the community. The hotel’s profits cover all of the Foundation’s administrative costs, thus allowing 100% of donations to go directly to programs. The two entities are inextricably related in management, mission and social responsibility. In other words, one doesn’t exist without the other.
If I become a homeowner at Pelican Eyes...Piedras y Olas, am I required to give money to Fundación A. Jean Brugger?
You are not required to donate to the Fundación. However, when you purchase your unit we will make a donation to the Fundación on your behalf from our proceeds of that sale. Because the Fundación is a major stockholder in our corporation, PEPO, S.A., a portion of our profit will always go to this worthy non-profit community organization, at no additional cost to you.
What happens if the hotel changes owners?
In the unlikely event that the hotel is sold, the board will select a management team who will follow the guiding principles and management ethics set forth by the founders.

Do I qualify for any tax benefits through homeownership?
Your voluntary donation to Fundación A. Jean Brugger, made at the time of purchase will be sent through our US attorney and foundation treasure, and it is possible that you may receive a tax credit for this donation. (Please see your tax advisor for more information.) At this time we there are no other tax benefits derived from ownership.
Couldn't I just build my own house on another piece of property?
You could, but without proper management, professional oversight and local experience, building and maintaining a dream house in any locale can quickly become a nightmare. Overseas real-estate projects are often filled with hidden costs and unpleasant surprises, including title disputes, cultural and language barriers, difficulties sourcing capable architects, contractors, appliances and furnishings, and on-site property management. The inexpensive lot that originally looked like such a bargain can quickly become a money pit once building begins.

My wife and I visited San Juan del Sur to visit college friends and became enamored with the people, the country and the area. We looked at land to buy to build a home and at existing home for a retirement/vacation property. What is your hotel occupancy?
In our second year of operation, we are operating at over 70% occupancy.
Describe your hotel prices and rooms
Regular nightly rates for hotel suites and villas range from US $125 to US $270 based on double occupancy. Additional guests are $15 per day. During holidays, such as Christmas and Easter, rates increase approximately US $100 per room. Room descriptions and reservation details can be found on the website section on accommodations.

- Piedras y Olas will be offering additional services alongside the expansion of its uniquely designed third phase in 2009. Tell me about San Juan Del Sur
Nestled between rocky cliffs along a horseshoe-shaped harbor on the southern coast of Nicaragua, San Juan del Sur is a small, peaceful fishing village where life moves along at a slow groove.
Days are easily spent walking or playing on the golden sand beach, but for those who seek more activity, San Juan del Sur is up to the challenge. It’s no surprise that this fishing town boasts world-class deep sea fishing, but just as spectacular are the sailing, surfing, windsurfing, boogie boarding, cycling, motorcycling, and hiking.
The town of San Juan del Sur is just down the hill from Pelican Eyes…Piedras y Olas Hotel & Resort and Investment Properties, and consists of only a few streets. Casual restaurants and bars line the beach for a few blocks in the heart of town and if you linger there, you are likely to see just about everyone.
San Juan del Sur has a long history as the Pacific embarkation point for cross-isthmus travel. From here the path across the narrow strip of land to Lake Nicaragua, down the lake to the Rio San Juan, and on the river all the way out to the Caribbean Sea was followed for centuries, including service as a vital leg of the Gold Rush. And yet, after each surge of notoriety, San Juan del Sur has settled back into her quiet, sweet existence, which is how you find her today.

Owner’s backgrounds and interests vary, and ages range from the 20s to the late 60s. Our owners come from all over the world and have an interest in sustainable development and preserving the charm and beauty of Southern Nicaragua.
What is socially-conscious tourism?
If Costa Rica is the capital of eco-tourism, we believe that Nicaragua will soon be the capital of socially-conscious tourism. Following the model created in Costa Rica, we will apply the standards of eco-tourism to our social environment, setting the standard in community building and ensuring the Nicaraguan people of are well cared for. Our partner, the Fundación A. Jean Brugger, is a leader in this movement and we are joined by several other community-serving non-profit organizations in San Juan Del Sur to work toward this common goal of enhancing Nicaragua’s promising future and caring for our communities and the environment.
In early 2003 we began building our hotel using environmentally-friendly straw bale construction through a unique collaboration with The Pangea Partnership of Canada. This organization conducts workshops on ecologically sustainable building techniques in developing countries throughout the world, connecting tourists and students with local youth. Pangea Partnership teaches participants how to construct healthy, ecological, and economic buildings such as homes, schools, medical clinics, and other structures vital to a community's long-term growth and well-being.
What is the weather like in San Juan del Sur?
Nicaragua is a tropical climate, and just as in the other Central American countries, there are two seasons: the dry and the rainy or “green” season. During the dry season (December - May) there is virtually no precipitation, but the rains return in May or June, bringing everything back to green, blossoming life. In October it often rains once a day in a short, spectacular tropical downpour. Temperatures generally fluctuate between 72° F at night and 86° F at daytime (22° C - 30° C).
What is the closest airport to San Juan del Sur and your hotel?
There are two airports at approximately equal distance from San Juan del Sur. The Managua International Airport is about two hours away on a good road. The Liberia International Airport, in northern Costa Rica, is about the same distance on a similarly well-conditioned road. However, the border is about a half-hour south of San Juan del Sur and crossing the border, though much improved, will often slow down the trip. The border crossing is expected to be improved further, expediting travel, but for now, however, arriving and departing from Managua tends to be your best travel option.
What is the payment schedule?
The purchase price is divided into five payments:
Initial Deposit - $25,000.00 (fully refundable for 30 days)
Day 0 – Contract Signing 25%
Day 30 – Groundbreaking – 25%
Day 90 – Progress Payment – 25%
Day 180 – Progress Payment – 15%
Day 270 – Delivery – 10%
What is the projected return on my investment?
Currently the homes managed by the experienced team at Pelican Eyes…Piedras y Olas Hotel and Resort are returning at 7% over five years*. Those returns are conservatively projected to be $32,500 in five years. At the current rate of occupancy, we will far exceed these numbers.
* Possible future returns are projected based on the projects past performance and certain assumptions which might not be realized in the future. No assurance can be given that the project will achieve comparable rentals or incur comparable operating expenses in future periods. The actual return on your investment may vary, and you should consult with your own tax, financial, and other advisors before making any decision.
How will the title work?
You have a free and clear title to your property along with title insurance.Your house also comes protected by homeowners insurance (included as part of homeowner’s fees) and with full utility services.
Are there any fees for ownership?
Electricity and other utilities, insurance, taxes, maintenance and resident fees total approximately $575 per month. These fees are similar to monthly condominium fees: they cover grounds- and house-keeping, security, domestic services and regular maintenance of the property. They also include access to hotel resources (swimming pool, internet service, etc) for both owners and renters. We make every effort to keep these fees as low as possible, and use the hotel’s leverage to lower costs even more with suppliers. We expect these costs to remain constant, with adjustments for inflation over time.
